What a basement renovation really costs in 2026

Across every project we completed in 2024 through 2026, the median investment was $103,000, at a median of $100 per square foot. Half of all recent projects landed between $75,000 and $150,000. The typical GTA basement we finish is just over 1,000 square feet.

THE TREND

Basement costs have more than doubled since 2019

In 2019 our median completed project was about $40,000. By 2024–2026 it was $103,000 — 2.6× higher. Materials and labour inflation drove part of it, but the bigger shift is scope: homeowners stopped building plain rec rooms and started building gyms, bars, saunas and full second living spaces.

METHODOLOGY

Where these numbers come from

This report is built from the signed final contract values of completed Desire Basements Inc. basement renovations across the Greater Toronto Area, 2018 through 2026 — a documented sample of the 400+ basements we have finished since 2017. For each project in the sample we used the last revised quote accepted by the client, including all upgrades, cross-checked against the final payment schedule. Small repair and partial-scope jobs were excluded so the figures reflect full basement renovations only. Square-footage figures come from projects with measured floor areas. No client names, addresses, or identifying details are included; all figures are aggregated and rounded. Figures represent Desire Basements projects and skew toward custom, higher-finish renovations; entry-level market pricing may be lower.

How much does it cost to finish a basement in the GTA in 2026?

Based on our completed GTA projects, the median basement renovation cost $103,000 in 2024–2026, or about $100 per square foot for a typical 1,000+ sq ft basement. Half of recent projects fell between $75,000 and $150,000.

Why have basement renovation costs doubled since 2019?

Two forces: construction inflation, and scope. The 2019 median project was a straightforward finished basement at about $40,000. Today's typical project adds a bathroom, custom bar, gym or sauna — more rooms, more trades, more finishes.

Which GTA city has the most expensive basement renovations?

Aurora leads with a median of about $112,000 per completed project since 2022, followed by North York, Vaughan and Newmarket. The gap reflects project scope, not contractor rates.

What does $100 per square foot include?

In our projects: permits and inspections, framing with metal studs, moisture-resistant drywall, insulation, electrical, HVAC, flooring, bathroom, painting and full detailing — the complete finished space, not a bare-bones shell.

How long does a basement renovation take?

Is finishing a basement worth it?
