WHY TORONTO BASEMENTS ARE DIFFERENT

Pre-war brick, low ceilings and the underpinning question

Toronto is the one city where ceiling height decides the project. In Leaside, the Danforth, East York and the older streets of North York, the houses are pre-war brick semis and detached homes on rubble-stone or block foundations, and their basements were dug for a furnace and a coal chute, not a family room. Six and a half feet under the joists is common, and ductwork and beams cut into that further.

That is where underpinning comes up. Digging below the existing footings and pouring new ones takes a Toronto basement to eight feet or more, and full-perimeter underpinning runs $60,000 to $120,000 before any finishing. It is a real number, and we say it early, because some homeowners would rather live with a seven-foot ceiling and put that money into a bathroom and a bar. Either answer can be right. The wrong answer is finishing a low, damp basement and paying twice.

Rubble foundations also need attention before drywall: parging, interior drainage and a proper vapour strategy. We build the waterproofing first and the pretty parts second.

Permits go through Toronto Building, and structural work means engineered drawings, which we coordinate with the engineer and the inspector.
