Ajax basements tend to be easy to like. Most of the housing in Audley, Nottingham and the streets north of Highway 2 went up between the 1990s and the 2010s, which means poured-concrete foundations, ceilings of eight feet or more and, in a good share of homes, a three-piece bathroom rough-in the builder left in the slab. When the drain is already there, the bathroom line on our quote sheet comes in lower, and the schedule shortens with it.
The older streets near the lake, in Pickering Beach and South Ajax, are a different story. Bungalows from the 1950s and 1960s sit lower, with block walls and ceilings under seven feet, and they get a moisture check and an egress plan before we talk finishes.
Permits go through the Town of Ajax building department. A finished basement with a new bathroom or bedroom needs one, and our licensed structural engineer prepares and stamps the drawings while we file them.
Our recent Ajax project on Wilsongary Circle finished 879 square feet for $90,000 to $100,000, a realistic figure for a family space with a bathroom and a proper media wall. Richmond Hill to Ajax is about 40 minutes across the 407 and down the 412, and we treat Durham as home turf, not a stretch.
