Clarington basements are among the easiest we build. Bowmanville and Courtice grew fast through the 2000s and 2010s, so the typical house there has a poured-concrete foundation, a basement ceiling over eight feet and, often, a three-piece rough-in already in the slab. That means no underpinning conversation and a shorter schedule. A family space with a bathroom can be planned, permitted and built without touching the structure.
Newcastle, Orono and the older core of Bowmanville are another matter. Century homes and post-war bungalows there have lower ceilings and stone or block walls, and moisture management comes before any finishing. We would rather find that out on the first site visit than in week six.
Permits go through the Municipality of Clarington building division. A new bathroom or bedroom in the basement needs one, and our licensed structural engineer prepares and stamps the drawings while we file them.
Our nearest completed project is on William Davidson Street in Whitby, about 20 minutes west of Bowmanville, where we finished 1,152 square feet for $90,000 to $100,000. That is a fair benchmark for a full family basement in Courtice or Bowmanville. Richmond Hill to Clarington is about 60 minutes, and the distance changes nothing about who runs the job or what the warranty covers.
