Every basement Desire Basements finishes carries a lifetime workmanship warranty. It is written into the contract you sign, alongside a written completion date and the $200 a day on-time guarantee. Lifetime workmanship warranty
Workmanship is the work our crews did with their hands: the framing, the drywall and taping, the subfloor, the flooring, the tile, the fit of the millwork, the paint. If it was built wrong, we fix it, and the warranty does not run out.
There is no longer warranty for a higher price. Every basement gets the same one because every basement gets the same standard of work.
A written completion date
Your contract names the day the basement is done. Not a season, not a best guess. A date. For a typical basement that is about two months out; about two and a half with custom cabinetry; about three for a legal suite.
$200 a day if we are late
If we finish after the written date, we pay you $200 for every day we are late. It sits in the same contract as the warranty. The schedule is ours to keep, and a basement that drags on costs you more than money.

Tell us what you are seeing. Send your address and a photo if you have one, and we will come and look. You do not need to find your contract first or quote a clause; the warranty is on file with us.
Why we can say lifetime.
A warranty is only as good as the building behind it. Every basement we finish gets the same studs, the same insulation, the same subfloor and the same electrical, with permit drawings prepared and stamped by a licensed structural engineer and an ESA inspection on the wiring. There is no thinner version of that, so we do not sell one, and we do not have to carve the warranty into tiers to match.
The other half is that Kam designs what the crews build. The 3D design, the millwork, the TV wall and the bar are drawn by the person who will stand in the basement when it is done. Fewer handoffs, fewer surprises, fewer things to come back for. Since 2017 that has added up to more than 400 basements across the GTA, which is the only number that makes a lifetime promise believable.

Is the workmanship warranty really for life?
Yes. The lifetime workmanship warranty is written into every Desire Basements contract and it does not run out. There is no longer version for a higher price, because there is only one standard of work.
What does workmanship mean?
The work our crews did with their hands: framing, drywall and taping, subfloor, flooring, tile, millwork fit and paint. If it was built wrong, we come back and fix it.
Is the $200 a day guarantee in the contract too?
Yes. Your contract names a completion date, and the same contract says we pay you $200 for every day we finish after it.

Does every basement get the same warranty?
Every one. A 600 sq ft basement with no bathroom and a 2,000 sq ft basement with a bar and a sauna are built with the same studs, the same insulation and the same subfloor, and they carry the same written warranty.
