A luxury basement is the lower level finished to the standard of the floors above, and in the rooms that matter, past it. Luxury is decided before the first wall comes down.
Book-matched stone on the fireplace wall. Millwork drawn to the inch and lit from inside. A theatre under a fibre-optic ceiling, a bar run to the ceiling, a wine cellar in walnut, a spa bath with a steam shower and a dry sauna, a gym behind glass.
Size is not the test. A 915 sq ft basement in Vaughan earned its place here with a 12-ft bar and a 10-ft glass gym wall. What separates a luxury basement from an expensive one is the design work before demolition: every niche, light channel and stone seam drawn in 3D and priced line by line, so the finished room matches the drawing and the invoice matches the quote.

The studio that
did not exist in Canada.
A world-famous producer asked for a recording studio that did not exist in Canada. We designed and built it beneath a home in Toronto: 1,400 square feet, with a control room under a spaceship ceiling, an isolated vocal booth, a lounge lit like a stage, a bar with a continuous LED loop shelf and a sauna beside a living-moss wall. It is the first studio of its kind in Canada.

The standard of finish and the amount of design behind it. A luxury basement is finished to the level of the main floor or above it: book-matched stone, custom millwork lit from inside, a fibre-optic or LED ceiling, and rooms built for a purpose, such as a theatre, a wet bar, a wine cellar, a spa bath with a sauna or a gym behind glass. Size matters less than scope.
How much does a luxury basement renovation cost in Toronto?
On the luxury-tier projects in our records, signed contracts ran from $180,000 to $270,000 for basements between 1,381 and 2,931 sq ft. Scope moves the number more than square footage. Every quote is itemized and the 3D design is free.
How long does a luxury basement take to build?
The projects on this page took between 8 and 14 weeks on site. Design, permits and material lead times come before that, which is why the 3D design and the itemized quote happen first. The build date is written into the contract and backed by our $200-a-day on-time guarantee.
Can you build a home theatre, a wine cellar or a sauna in a basement?
Yes, and often all three in the same basement. Recent builds include a fibre-optic star-ceiling theatre in Stouffville, a walnut wine cellar with humidor cabinets, a glass wine closet in Vaughan, saunas and steam showers in Newmarket, Mississauga and King City, and a sauna beside a living-moss wall at Sickick Studio.

Kam Oveisy, the owner of Desire Basements, designs every basement the company builds, including the 3D renderings and the millwork, and he is on site through the build. There is no handoff to a salesperson or a project manager.
