A complete basement renovation quote in Ontario should itemize every stage of the work — framing, electrical, plumbing, insulation, drywall, flooring and finishes — at a fixed price, name the specific materials being installed, include the building permit, confirm licensed trades and insurance, address heating and cooling for the new rooms, and commit to dates and a written warranty. The 18 questions above cover each of these; any "no" is a conversation to have before you sign, not after demolition.
Two quotes for the "same" basement can differ by $20,000 or more because they aren't pricing the same basement. One includes an engineered subfloor, spray-foam insulation, permit fees and licensed trades; the other leaves those out and looks cheaper — until the extras arrive. Comparing bottom-line numbers without comparing line items is how the most expensive quote wins by pretending to be the cheapest. Our Desire Journal breaks down what real GTA projects include.
Every Desire Basements consultation is free and includes a line-by-line review of any quote you're considering — ours or anyone else's. We built this checklist from 400+ GTA projects, including the ones we were called to rescue. Book a free consultation.
