Every spring, we get the same call: "There's water in my basement — can this still be finished?" Usually, yes. But it starts with understanding why GTA basements let water in, and what actually needs to happen before drywall goes up.
Waterproofing isn't a single product. It's a system — and the right system depends on what's actually causing the moisture in your specific basement.
Much of the Greater Toronto Area sits on heavy clay soil, which expands when wet and contracts when dry. That movement puts constant pressure on foundation walls. Add in freeze-thaw cycles through an Ontario winter, aging weeping tile on homes built before the 1990s, and grading that slopes toward the house instead of away from it, and it's easy to see why basement moisture is one of the most common issues we're called in to solve before a renovation begins.
Southern Ontario's weather has also gotten less predictable — heavier rainfall events and faster spring thaws are putting more stress on foundations than they were designed for decades ago.
An interior system manages water after it reaches the foundation wall, redirecting it into a drainage channel along the footing and out through a sump pump. It's less invasive than excavation, doesn't disturb landscaping, and is typically the right call when a basement is already finished or partially finished and full excavation isn't practical.
Exterior systems stop water before it reaches the wall at all — excavating around the foundation, applying a membrane, and often replacing aging weeping tile. It's more disruptive and more expensive, but it addresses the source rather than managing the symptom. We recommend it when weeping tile is confirmed failed, when there's active hydrostatic pressure, or when the grading itself needs correcting.
A sump pump is only as reliable as its backup. Power outages tend to happen during the exact storms that cause basement flooding, which is why a battery backup — not just the primary pump — is what actually protects a finished basement. It's a relatively small cost against the alternative of redoing flooring, drywall, and trim after a flood.
