Basement Renovation in Oakville: What Seven Real Projects Cost (2026)

Every basement we build is priced from the same quote sheet, line by line, and a standard 1,000 square foot basement with a three-piece bathroom comes to about $67,800 before HST. In Oakville, the seven basements we have quoted and built since 2022 ran from $60,000 to $70,000 for a straightforward 750 to 1,000 square foot finish up to $170,000 to $180,000 for a 1,373 square foot basement with a steam shower and a 19-foot bar. The Town charges $4.90 per square metre for the building permit in 2026, which is about $455 on a 1,000 square foot basement. The Oakville page has the short version; this one is built from real quotes on six Oakville streets. Run your own square footage through the basement cost calculator to see where a project like yours starts.

What seven Oakville basements actually cost

The two cheapest projects on the list sit on the same street. In 2022 we finished two basements on Gladeside Avenue. The first was 756 square feet with a 60-inch linear fireplace, a shiplap feature wall, a built-in of two cabinets and four floating shelves, and a DRICORE R+ subfloor, scheduled at 80 days. The second was 978 square feet with a custom tiled shower, the same 60-inch fireplace, a wood tile feature wall and a new laundry rough-in, scheduled at 65 days. Both were priced at $60,000 to $70,000. Those are 2022 numbers, so expect the same scope to price higher today.

The middle of the list is where most Oakville families land. Marvin Avenue in 2023 was 956 square feet with a four-cabinet bar, a custom tiled shower, a TV niche, a widened staircase opening finished with glass and 47 pot lights, at $80,000 to $90,000 over 75 days. Hatfield Drive in 2025 was larger at 1,308 square feet but had no bathroom, so it landed in the same $80,000 to $90,000 band over 75 days with a 6-foot bar, two French doors and 36 pot lights.

Then the price starts following the millwork rather than the floor area. Bethpage Drive in 2023 was only 807 square feet, yet it came to $90,000 to $100,000 because it carried a 9-foot bar, an island with a quartz waterfall, a small wine closet with two 7-foot racks behind double glass doors, a shower niche, a quartz backsplash and a ceiling prepared for a star ceiling. Rattlesnake Path in 2024, at 1,373 square feet, was the largest at $170,000 to $180,000: a bar extended across a full 19-foot wall, a 9-foot island, a tiled shower with a porcelain bench and a steam unit, a 100-inch linear fireplace, a 10-foot TV wall cabinet, 57 pot lights and a 10-foot ballet bar.

The smallest job tells you the most. Fairmount Drive in 2022 was about 600 square feet once 82 square feet were added to the finished area, and it still came to $80,000 to $90,000 over 83 days. It had a custom tiled shower, a 60-inch fireplace, a ledgestone feature wall and a resilient channel ceiling. The permit, the bin, the stairs and the bathroom cost the same in a small basement as in a big one, so a small basement with a full bathroom always looks expensive per square foot. Our GTA basement cost guide shows the same curve across 400+ projects.

The pattern in the numbers

Put the seven side by side and three bands appear. A finish with a bathroom and a feature wall, between 750 and 1,000 square feet, sits around $65 to $90 per square foot. Add a real bar, an island or a glass element and the same footage moves to $85 to $125 per square foot. Past that, the number is set by cabinetry, stone and plumbing, which is why Rattlesnake Path works out to roughly $130 per square foot and Fairmount Drive, with its small footprint, to about $135.

The cheapest square foot on the list is Hatfield Drive at roughly $65, because it had no bathroom. That is the honest trade. A three-piece bathroom starts at about $11,700 on our quote sheet and climbs past $25,000 with a custom tiled shower and a steam unit, as it did on Rattlesnake Path, and it is almost always worth it for resale. Our basement bathroom plumbing guide explains why the drain decides that number before the tile does.

The Oakville building permit, in real numbers

The Town of Oakville requires a building permit to finish or renovate a basement for personal use. Under the 2026 rates and fees schedule, interior alterations, basements and finishings are charged at $4.90 per square metre. A 1,000 square foot basement is about 93 square metres, so roughly $455. Hatfield Drive at 1,308 square feet is about 122 square metres, or roughly $595. A walk-up basement entrance is a separate $400 item, and an accessory dwelling unit is charged at $12.00 per square metre instead, which is why the decision between a rec room and a rental suite has to be made before the drawings start. Our GTA permit guide compares the fees town by town.

The fee is the small part. Oakville asks for a site plan, elevations and floor plans, an HVAC design showing where every supply outlet and return inlet sits, engineered details for any walk-up stair, a water service pipe sizing form and a Schedule 1 designer information form. Depending on the property, it can also need heritage planning approval, Conservation Halton approval and a tree protection declaration. On the Hatfield Drive permit, the plans examiner's HVAC notes required low-wall supply registers in the habitable rooms and a centrally located low-wall return. We price the permit package as its own line, $4,500 on Hatfield Drive and on Rattlesnake Path, covering the engineer's visit, stamped drawings, the Town's fee and the extra trade visits that inspections create.

What is different about Oakville basements

Three of the seven quotes carried a foundation repair line before any framing started: $900 on Marvin Avenue, $4,550 on Rattlesnake Path and $7,680 on Hatfield Drive. A crack sealed before the drywall goes up is a line on a quote. The same crack found after the basement is finished is a demolition job.

The other pattern is the bar. Five of the seven Oakville basements had a bar, an island or a built-in wall unit, and those lines moved the price more than square footage did. A 6-foot bar with a mini fridge is a bar. A 19-foot wall of cabinets with an island and a quartz backsplash is a kitchen, and it is priced like one. Our basement kitchen and wet bar guide shows where that line sits.
